2. Account & Identity Verification To complete a booking, you will be required to verify your identity through our third-party verification provider (Didit). You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. 3. Bookings, Deposits & Payments

• A room booking is only confirmed once the required security deposit has been received and your booking has been accepted by our team.
• Payments (deposit and rent) are processed through our payment providers, WooCommerce and GoCardless (Direct Debit).
• Rent is payable in the instalments and on the schedule set out in your tenancy agreement and booking confirmation.
• Prices shown on the Service are subject to change until a booking is confirmed. Once confirmed, pricing is fixed for the agreed lease term.
• Failure to pay the security deposit or rent instalments on time may result in cancellation of your booking or other action under your tenancy agreement.

4. Tenancy Agreement Your booking on the Service is a first step towards accommodation and does not itself constitute a tenancy. A separate, legally binding tenancy/licence agreement — signed electronically through our document platform (DocuSeal) — governs your occupancy, including house rules, notice periods, and cancellation terms specific to your room and lease type.

5. Cancellations Cancellation terms, including any applicable deposit refund conditions, are set out in your tenancy agreement. If you wish to cancel a booking or tenancy, contact us as soon as possible at [CONTACT EMAIL] so we can advise you on the process and any applicable terms.

6. Acceptable Use When using the Service you agree not to:

• Provide false, inaccurate, or misleading information;
